Advisor reduced The Strand’s night usage by 30%


The Limerick Strand Hotel is a 4-star hotel situated in Limerick City Centre and opened its doors in 2007. Customers have a choice of 184 bedrooms, a pool and is consistently ranked within the top 3 Limerick hotels on TripAdvisor. The Hotel contacted ResourceKraft early 2016 to reduce energy consumption, costs, raise awareness amongst staff as well as promote itself as an energy friendly business.

In April 2016, ResourceKraft installed their Advisor software, hired an Energy Engineer to monitor the Hotel’s consumption, came up with future investment plans and ran campaign to raise energy awareness.

The Energy Consultant performed an audit of The Strand and suggested areas that could potentially reduce costs such as the chillers and the pool pump (Heat star).
The main aims of this project were to reduce energy consumption, costs and carbon footprint, endorse message to guests and staff that The Strand is an environmentally friendly business and focus on sustainable energy.


By monitoring different areas of the hotel using Advisor, it was noted that the Chillers were one of the largest consumers in the Hotel. Consequently it was agreed to switch these off between 2 and 5 every afternoon and night. However, the Strand received numerous complaints because of this. Guest satisfaction is also of high priority so these times were reduced to 2 hours a night. This is still making savings of €290 a month. It was also noted after looking at Advisor that Heat star was a significant contributor to energy consumption. As a result, it was decided to test and turn this off for an hour at night. When no customers complained, it was realised that it made no difference to heating the pool, this increased to 2 hours.

A Night Usage Analysation was also carried out on the premises. After monitoring ResourceKraft’s meters, it was noticed that The Strand had a very high night time usage so certain steps were taken to reduce this:

  • Night staff received New Energy SOP’s
  • Kitchen staff received New Morning SOP’s , as kitchen was an area of high usage
  • Employees implement Heatstar (Pool Pump) turn off for a few hours every night
  • Chiller Turn off a few hours every night


These simple changes have reduced The Strands energy consumption night usage by 30%:

Chiller Reduction: After analysing Advisor, it was found that The Chillers were one of the highest consumers in the hotel. It was decided that the running hours of these would be reduced while maintaining guest satisfaction. This change has saved The Strand 224 euro weekly.

Chiller Reduction has saved €1,800 monthly. See chart below for a comparison of chiller usage in June vs. August.

Heatstar timer has saved €140 monthly.

The strands have reduced their night usage from 60% to 30%. Therefore this has reduced energy consumption by 57750 kwh, and saved €611 a month.
Vending machine timers save €175 annually.

“Over the years the Limerick Strand Hotel has been a very busy hotel, but with that comes high running costs. We knew our energy costs were extremely high, and we thought we knew some of the areas and equipment that were the highest energy users, but without proper monitoring, it was difficult to put any sort of remedial plan in operation. We spoke to a number of companies about monitoring our energy usage, but after speaking with ResourceKraft we were very impressed by their Advisor Software, they demonstrated how they could monitor key areas and generate reports that would highlight energy usage in those areas, this could be broken down into units used and cost per hour.


ResourceKraft installed their software here at the hotel, and in no time, we were able to identify the areas with highest energy usage. By using these reports we were able to put action plans in place where by we would start to decrease our energy usage/costs. Some of these plans involved operating some of our plant in a smarter way, timing off pieces of equipment when it would have little or no impact on our customers, other actions included staff awareness, updating SOPs for different departments etc. All areas are being monitored 24/7 and reports issued daily. These reports are an excellent tool for us in reducing our costs, for example, we have been able to reduce our night energy usage by 50% because of the Advisor Software.”

Future Project: Pool cover

Studies have shown that pool covers can reduce energy consumption by up to 30%. It would require an extra member of staff on duty at open and close. This factor would have to be taken into consideration when deciding on this investment. The cost of an extra member of staff may outweigh the payback. The pool in is also quite a complex shape so initial installation may pose a problem. An automatic cover would eliminate the need for an extra staff member. This will increase the initial investment, and will have a more complicated installation process. The payback time will also increase for an automatic cover.
